Construction Cost Calculator

Estimate project cost with line items, labor, waste, tax, and contingency. Create detailed construction budgets and material take-offs.

Formula & Explanation

The construction cost calculator builds a detailed cost estimate from line items, labor, waste, tax, and contingency. **Materials Cost** = sum of (quantity × unit price) for all line items **Labor Cost** = additional fixed labor cost (from labor input field) **Waste Amount** = materials cost × (waste % ÷ 100) **Taxable Amount** = materials cost + waste amount **Tax Amount** = taxable amount × (tax % ÷ 100) **Pre-Contingency Total** = materials + waste + tax + labor **Contingency Amount** = pre-contingency total × (contingency % ÷ 100) **Total Cost** = pre-contingency total + contingency amount The calculator applies waste to materials only (not labor). Tax is applied to materials plus waste. Contingency is applied to the complete pre-contingency subtotal, providing a buffer for unforeseen costs or scope changes.

Assumptions

  • Line items represent materials, equipment, or labor services with quantity and unit price
  • Waste factor (typically 5-15%) accounts for spillage, breakage, cutting loss, and theft
  • Waste is applied to materials cost only, not labor
  • Tax is applied to materials plus waste, per typical sales tax rules
  • Labor cost can be a fixed amount (hourly labor, subcontractor cost) or included in line items
  • Contingency (typically 5-20%) provides a buffer for unforeseen costs, scope changes, or market fluctuations
  • Contingency is calculated on pre-contingency total to cover all costs proportionally
  • Regional pricing, delivery, and market conditions vary widely-verify current pricing with suppliers
  • This calculator provides a preliminary estimate; detailed bids from contractors/suppliers are recommended

Example Calculation

A small framing project with lumber, concrete, and labor totals $365 in materials and $2,000 in labor. With 10% waste, 7% tax, and 10% contingency, the full project cost is $2,673.
